What do you charge?

Simple, Transparent Pricing—No Surprises! Our commission structure is designed to save you money while providing top-tier service: • Residential Properties Under $400,000: $7,950 • Residential Properties Between $400,000 and $900,000: $9,950 • Residential Properties Over $900,000: 1% of the sale price + $950 Plus applicable taxes. Optional Flexibility: You have the option to offer additional commission to the buyer's agent. The choice is entirely yours! Are your listings on MLS®, REALTOR.ca® and shared across the web?

Yes, yes, and yes! Our listings receive maximum exposure on the MLS® system, REALTOR.ca®, and all major real estate websites, ensuring your property gets seen by as many potential buyers as possible. With us, you’re never compromising on visibility—just saving on commission!

What if a buyer has their own agent? Do I have to pay them?

Transparent Commissions That Include Buyer Agent Fees. Our standard rate includes the Buyer agent commission, providing full transparency and value. Let’s break it down with an example: For a home priced between $400,000 and $900,000, the total commission is $9,950 plus HST. Here’s how it’s distributed: • $4,500 goes to the Buyer’s agent (Cooperating Brokerage). • $4,500 goes to the One Percent Realty East listing agent. • The remaining $950 covers the One Percent Realty East agent’s expenses in marketing and selling your home. Did You Know? Over 80% of our listing sales in Nova Scotia are sold by Cooperating outside agents through the MLS® system. If someone claims that our listings aren’t sold by other agents, they’re simply not being truthful. We have years of MLS® data from across Canada to back this up. Choose us for a proven, transparent approach that delivers results without the high commissions.

Can I offer the Buyer agent more than $3,500 (or $4500 in homes $400,000 - $900,000 or 0.5% in homes over $900,000) on MLS®?

Flexibility to Offer More Commission—But It’s Your Choice! If you’d like to offer more commission to the Buyer’s agent on the MLS® system than our standard $3,500/$4,500 (for homes priced $400,000–$900,000) or 0.5% (for homes over $900,000), you have the flexibility to do so. Our fee for our listing portion of the commission remains the same, regardless of your choice. However, we firmly believe that offering additional commission is unnecessary. Here’s why: If One Percent Realty East sells your home directly without an outside Buyer’s agent, you’ll only pay: • $7,950 for homes under $400,000 • $9,950 for homes between $400,000–$900,000 • 1% + $950 for homes over $900,000 Plus applicable taxes. It’s all about giving you options while keeping your costs low.

Other agents have told me that if I list with One Percent Realty East, agents from other brokerages may not show my house because they don't get the same amount of money. Do agents boycott your listings?

Yes, Our Listings Are Shown and Sold by Cooperating REALTORS® Every Day! Our listings are treated just like any other listings on the MLS® system. They’re: • Displayed on the MLS® and all major real estate websites • Advertised with Professional Signage • Promoted through open houses and other proven marketing methods Over the years, we’ve seen that well over 80% of our sales are completed by cooperating agents. Would agents prefer to earn more commission? Likely. But here’s the reality: • Our listings are everywhere buyers look. • If someone is searching for a home in your area, in your price range, they’ll know your property is for sale. • Buyers don’t pay the commission, so that won’t affect which property they choose—they’ll look at all available homes before making a decision. The fact is, agents show and sell our listings every single day, and the countless sold signs we’ve placed over the years is proof. When you list with us, you get full exposure, excellent service, and a commission structure that works in your favour.

Are there any hidden fees?

When you sign the standard Seller Brokerage Agreement with us, everything is clearly outlined—including the exact commission cost to you. Rest assured; you are never obligated to pay anything you haven’t agreed to in writing. We believe in transparency, simplicity, and ensuring you’re completely informed every step of the way.

What if I want to do 'even more' advertising than my One Percent Realty East agent's marketing plan?

We provide full-service real estate, which means our marketing plan typically covers everything needed to sell your home. It’s rare for Sellers to request or pay for additional advertising beyond what we offer. That said, you’re always in control. If you’d like to explore additional advertising options outside of our standard plan, you’re welcome to do so, but you’ll be responsible for the associated costs. Rest assured; your One Percent Realty East agent will always seek your approval before incurring any extra expenses. Our goal is to give you the best service and results while keeping you fully informed.

I have been told that other agents may ask for more commission in their Buyer’s offer than is being offered on MLS® system. Can you respond to this?

In some cases, a Buyer’s agent, with the consent of their client, may request an additional commission when presenting an offer. As the Seller, it’s entirely your decision how to handle such a request—it’s 100% your choice. Your One Percent Realty East agent will guide you through the process. Many of our Sellers choose to decline these requests, and in the vast majority of cases, the offers still proceed as normal. That said, some Sellers decide it’s in their best interest—perhaps because they’re satisfied with the offer presented—to pay some or all of the requested commission increase. Even in these situations, our Sellers still save significantly on the listing side of the commission compared to traditional rates. At One Percent Realty East, we prioritize transparency and your best interests, ensuring you make informed decisions every step of the way.
